These errors share a shape: invisible at the signing table, expensive at the Ejari counter or in the first dispute. All six are checkable in ten minutes before anyone signs.
The tenant’s name on the contract differs from the Emirates ID — an initial, a dropped middle name, an old transliteration. The register matches against the document; write the name from the ID, character for character.
The contract names a person the title deed does not. Sometimes fraud, more often a relative or partner signing informally — either way the registration and the tenancy’s enforceability sit on sand. Verify the deed; if a representative signs, attach the authority.
A transposed DEWA premise number ties the contract to the wrong unit. The error surfaces at registration or utilities connection. Copy it from a DEWA bill, not from memory.
The real bargain — the maintenance split, the early-exit term — lives in an addendum nobody initialled. At a dispute, the unsigned page reads as a draft. Sign and initial the addendum exactly as the contract.
A mid-term rent escalation, an eviction-on-demand clause, a waiver of the decree’s rent caps. Signed or not, the law’s protections prevail, and a contract built around an unenforceable clause is a dispute with a start date.
The most common and the most complete failure: a good contract, signed well, that no one registers. Unregistered, the tenancy cannot open utilities, support a visa, or be heard at the Rental Dispute Settlement Centre. The fix costs minutes; the gap can cost the tenancy.
Agreement signed? It counts for nothing until it is registered.
